Greece really has a lot to offer. But potential buyers still have doubts about getting a digital nomad visa in Greece and the profitability of the transaction and its expediency.
Checking the property
After making a deposit for an exclusive villa for rent, the buyer’s lawyer performs a legal check for encumbrances and debts in the real estate register. The property owner is required to submit this document. A check in the registry takes five days and is necessary to find out:
- Whether the seller owns the house and land.
- Whether any prohibitions have been imposed on the object in a judicial proceeding.
- Does the object have debts to various services and banks?
- Was the house legally built?
- Is it allowed to live in this house or apartment?
- Whether the object is included in the lists prohibiting its sale.
Is it possible to conduct a transaction remotely?
If the buyer does not have the opportunity to make a purchase in person, he can purchase a property remotely without coming to Greece. To do this, you will need to issue a power of attorney for your representative or for a lawyer accompanying the transaction.
A power of attorney can be drawn up at a notary in Greece or at a notary in the country of residence, optionally at the Greek consulate. If the document is drawn up in the country of residence, it must be certified with an apostille.
Additional costs
The lawyer’s fee is approximately 1.5% of the value of the property. Additional services are agreed upon and paid separately. This amount already includes the preparation of all documents and translations. The commission of the real estate agency is up to 2% of the transaction amount, in rare cases, companies do not charge a commission if the property is purchased directly from the developer.
